Rio De Janeiro; Won't Be Very Cheap Place To Live

Rio De Janeiro will soon be transformed from party capital to international games host starting in 2014 for the World Cup and then again in 2016 for the Olympics. With this sort of international attention real estate in Rio de Janeiro has become a hotbed of activity overnight and is likely to skyrocket in value.

Rio Luxury Apartments

Speculators have begun to weave their magic in this Brazilian city and more specifically in outlying areas where there are many of the Rio Luxury Apartments are located in anticipation of the international traffic around these two gigantic events back to back. Travelers well be more likely to spend whatever they have to in order to have a place to stay while at these two mega events. Between now and 2016 no doubt many things will change in Rio de Janeiro for the better as it attempts to put on its best game face for the world. As a result real estate prices have nowhere to go but up.

There is no doubt the attention from the international community will bring long term as well as short term benefits to this country and specifically the city of Rio de Janeiro and the outlying areas. With Brazil's liberal property regulations for foreigners, it should make for a prime combination of opportunity the infrastructure for foreign ownership is already in place.

Rio De Janeiro Listings For Sale

It may be harder and harder to find listings for sale in Rio De Janeiro since rental rates will no doubt go through the roof so to speak just as they do every time the Brazilian carnival comes around. This is going to make those that already have property less anxious to sell and more likely to want a higher price as the time gets closer to the two events in 2014 and 2016. Even Brazilian carnival causes rental prices to skyrocket for the period of time just before and after the event. Anyone's speculation can only predict what may happen when the world descends on Rio de Janeiro for the Olympics and the World Cup. There is no doubt the rental rates will multiply with more and more restrictions on length of stay as well. It is tough to find locate a cheap place to live during carnivel. Most likely the rates will start to be competitive with even the highest resort rates for three and four-star rooms in the United States.

Information On Rio De Janeiro Property Ownership

Brazil has made investing in property there extremely easy but not necessarily cheap for foreigners with the only requirement being the acquisition of a Brazilian ID. This Brazilian ID that is easy to obtain with foreign passport opens up all the doors to own property in Brazil.

How To Buy Real Estate In Panama

This Guest post By Lucia Haines gives us a brief Panama Guide on how to buy real estate in this wonderful Latin American country.

Requesting a title search is the first step in buying panama real estate. It's is not mandatory but it is highly recommended to ensure that the property you want has clear title, and is free of any liens or liabilities. The cost for the title search is usually comprised in the legal fees between 1 and 3 percent of the total price of the property. It's worth to mention that these fees may vary depending on the attorney.

The Promise to Buy/Sell Agreement which translates to Promesa de Compra y Venta in Spanish is the next formal step to close on a property as well as a down payment required to be paid to the seller, which most of the times will be 10% of the property price but may vary from sale to sale.

There are different stipulations that can be agreed by the Buyer and Seller as part of the Buy Sell Agreement. For example, the amount of time it will take the seller or buyer to close on the property.

This agreement creates a legal document between both parties stating that the Seller promises to sell the property and the Buyer promises to buy the property. In case one of the parties back out of the transaction, they could face certain consequences.

The agreement usually stipulates that if the seller decided to cancel the transaction they would need to return the down payment in addition to an equal amount. For example, if you made a down payment of 10% the seller would be required by law to return 10% plus another 10% as penalty.

It is very important to point out that the down payment is a very important step in the process of buying panama real estate. If a down payment isn't made, the seller has no legal obligation to hold a property before the actual close is made and may take a better deal if it comes along or not sell the property at all. Although the word escrow is not a used term in Panama, you can find various attorneys that will provide you with this service. This is the equivalent of holding money in escrow to allow you to secure the property before paying the seller.

In other words, if the seller received 0 down on a property and a better deal came along before the close takes place, by law they would be required to return the down payment of 0 plus an equal amount of 0, which totals 0.

Once the Promise to Buy and Sell Agreement is signed, and initial down payment made, the Seller must comply with a few obligations necessary to complete the transfer of the property from the seller to the buyer. These obligations include:

1. 2% payment of the transfer tax, assessed according to the negotiated sales price.

2. Paying the capital gains which is 3% of the negotiated sales price.

3. Obtain certificates and paz y salvos of good standing including:

* Paz y Salvo for Property Taxes

* Paz y Salvo from IDAAN (water bill) Instituto de Acueductos y Alcantarillados Nacionales

* If the property to be sold is part of a building or community that requires a maintenance fee, a letter of good standing needs to be provided confirming that all these fees are up to date

Depending on the stipulations outlined in the Promise to Buy Sell Contract and the complexity of the real estate transaction, transferring the property usually takes around 30 days in Panama.

Once all the requirements for transfer are met, the Promise to Buy Sell agreement is elevated to a Buy Sell Contract, signed and then inscribed in the Panama public registry. The new deed is generally approved and released from the public registry within a period of 10 business days.

The standard of living in Canada including free national health care for all makes Canada one of the most desireable places in the world to live.

A vast base of natural resources from oil to water and a strong, regulated banking sector have allowed Canada to weather the current economic storm very well indeed. Consistently increasing values make Canada one of the Best Places to Invest in Real Estate.

Four seasons of fun keep Canadians moving be it water skiing or hiking in the summer to some of the best downhill alpine skiing destinations in the world. Sports, theatre and a wide variety of cultural events provide entertainment to the rather small population scattered across this vast land.

The Best Place to Invest in Real Estate

I was reading a blog the other day about some amazing real estate deals in Detroit. The author proposed this as the Best Place to Invest in Real Estate right now. By now we have all heard about the super low prices for homes in that area but would you really want to live there? There are many other hyped up cheap places to live and buy real estate - Kirkland Lake in Northern Ontario has been marketed as THE retirement 'hot' ??? spot. Whenever I read opinions like this I tend to pause. let my common sense kick in and then look a little further. Who is the blogger? Whenever anyone talks only about the U.S. I immediately discount the advice and check to see where the author is based. If he or she is American I discount the advice a whole bunch further. Regretably, Americans writing about the Best Places to Invest are typically off base simply because they forget there is a whole big world out there outside of their orders. I'm sure one day, in fact lets make it today, when someone (me) will compare American Investment Gurus to the Europeans of the dark ages who were conviced the world was flat! If you are serious about your investments and truly want to find the best places to invest in real estate or anything else for that matter I encourage you to look at credentials and seek out people who have a more global perpspective on the best place to invest. In this new era of world politics and global economics I know you will be glad you did!
